The minimum investment depends on the location and nature of the investment.

Applicable to qualifying real estate acquisitions in Attica, Thessaloniki, Mykonos, Santorini and certain Greek islands. The investment is generally made in a single property and must satisfy the applicable statutory requirements.

€400,000

Applicable to qualifying real estate in other areas of Greece, subject to the applicable legal requirements, including the minimum property size where required.

€250,000

Available for specific investment categories, including:

● qualifying properties converted from commercial to residential use; and

● qualifying listed buildings requiring restoration or reconstruction.

These categories are subject to specific legal and technical conditions.

Our Legal Process

At Kantiani Law, we manage the Golden Visa process in Greece from beginning to end.

  1. Eligibility & Investment Assessment
    We determine the appropriate investment route and assess the investor’s eligibility and family requirements.
  2. Property Selection & Due Diligence
    We assist with the acquisition of a qualifying property and conduct comprehensive legal due diligence covering title, ownership, encumbrances, cadastral records and planning legality.
  3. Acquisition & Completion
    We manage the legal aspects of the purchase, including contracts, tax and transaction documentation, payment arrangements and completion before the Notary.
  4. Golden Visa Application
    We prepare and submit the complete residence permit application and supporting documentation to the competent authorities.
  5. Biometrics & Issuance
    We coordinate the biometric procedure and follow the application through to the issuance of the five-year residence permit.
  6. Family Members & Renewal
    We assist with eligible family members’ residence permits and with subsequent renewals and related legal matters.

Greek Citizenship

The Golden Visa does not automatically lead to Greek citizenship.

An investor may subsequently apply for Greek citizenship through naturalisation if the statutory requirements are met. These include the required period of lawful and effective residence in Greece, knowledge of the Greek language and sufficient integration into Greek society, together with the other requirements prescribed by Greek nationality law.
